Custom vs. semi-custom vs. spec vs. production homes

A custom home is designed for one buyer on a specific site. A semi-custom home modifies an existing plan from a builder's catalog. A spec home is built on the builder's land, on speculation, then sold finished. A production home is one of many copies of a plan in a developer's community. Cost, timeline, and design control move in opposite directions across the four.

Decision framework

  • If you must have a specific site or unusual program: custom.
  • If you love a plan but want to change three things: semi-custom.
  • If you want done-soon and good-enough: spec.
  • If you want amenities, schools, and the lowest cost-per-square-foot: production.
